How A Lobby Interior Designer Selects Colors

Interior design is the key to creating a warm and welcoming space that you love coming home to. Interior designers employ three critical elements to create that feeling – color, light and texture. I’m best known for my work redecorating lobbies and hallways for condo and coop communities in the New York metropolitan area. Of the three elements, for me, color is King. How an interior designer selects colors is a combination of their experience; sensitivity to a client’s wants, needs, and aesthetic; the era in which the building was erected; and the environment surrounding it.
How much and how often a client is exposed to good design people influences their feelings about color. But, geography has a significant impact, as well. From waterfront to suburb, to village, and, of course, urban – our area is filled with many different kinds of environments.

Reflecting a geographic location is an essential element in the color palettes we create for our projects. But equally important is the era during which a building was built. The color palette for a pre-war will be much different from that of a white brick from the 60s, for example. How an interior designer in my firm selects colors is based upon customization for each building and its residents. No cookie-cutter design comes out of my office!

What if the board, the design committee, and the residents have conflicting views about color?
That’s one of the first questions we’re asked when I meet with a new client. I’ve developed a tried-and-true approach which is one of the outcomes of many years of being the go-to lobby and hallway designer for coop and condo lobbies and hallways. We listen. We listen to the board, listen to the design committee if there is one, listen to the residents, and even listen to the building staff. Everyone feels they have a voice in these critical decisions. It’s impossible to make perfectly happy, but our approach has been proven repeatedly to reduce friction among stakeholders and easily gain consensus. Plus, residents and staff sometimes present excellent ideas and solutions that a board or committee would never have thought of themselves.
How An Interior Designer Selects Colors
Getting back to color, most of our clients ask for a combination of neutrals as the basis for the color palette for their new hallways or lobbies. “Neutral” once meant just beiges and taupes, but today neutrals are in the greys and grey-green families. If you’ve ever had to select paint colors for your home, you’ll agree that it can be an exercise in futility. You’re at the paint store, where you see literally hundreds of shades of every color imaginable. You fall in love with a color and bring home a paint chip. Or even buy a sample can and apply it to a small area in the room. All’s great until you paint the entire room and, to your dismay, realize the color looks a lot different than what you had envisioned.
That’s why so many people choose an interior designer to select colors. And, it’s where design talent comes into play. When an interior designer selects colors, we’re looking to create the mood every person who walks into the space will feel. That requires expertise.
If you’re in charge of a large project or just painting the entire interior of your home, it’s wise to bring in a professional interior designer to help you select colors. A Favorite New York City Hallway Project
A favorite New York City hallway project of mine involved revamping a 1989 building in the Union Square neighborhood. The goal of this project was to update the hallways of this 33-year-old post war building so that they would appear more fresh and traditional. It’s no surprise that “fresh traditional” is a universally appealing aesthetic, and the transformation pleased existing condo residents and attracted plenty of new buyers. What is “fresh traditional”, after all? This style is a combination of classic elements with a brighter, lighter color palette.
For this New York City hallway project, I tackled a number of components, which I’m highlighting below.

Carpet
We designed a carpet pattern that features hints of traditional elements with a background texture that is very forgiving to dirt and traffic patterns. This is of course essential in a New York City hallway project, given that New Yorkers walk all around the city on a daily basis. The quality of the carpet should always be a top priority, and we opted for the best that our client could afford. In selecting the design, I made sure to opt for borders, which give the hallways a sense of intimacy as well as perform a function in that an “area rug” can be easily changed without visual effect if damaged.
Wall Covering
In this New York City hallway project, we led with slightly luminescent classic grasscloth patterned commercially rated vinyl wall covering that is washable and durable. A deeper, richer accent wall covering in a tiny complimentary texture at the elevator walls was used.

Lighting

Door Hardware
Though the building had lever hardware, the brass had lost its polish and was pitted, and the door knocker/viewer covers were a little too cutesy and traditional for the new design scheme. We changed the finishes to a brush chrome and did a circular door knocker that maintained a classic look but had cleaner lines.

Signage
Any New York City hallway requires map signs, stairwell signs, and apartment identification. In this space, this was done in brushed aluminum with a white fill for the lettering. This is incredibly different and chic compared to the more predictable black lettering and really added sophistication to the space.
This New York City hallway project was carefully completed to meet the needs of the residents in this downtown building, both in terms of aesthetic and practicality, and I am very pleased with the end results.

How to Make a Lobby Look More Luxurious
In my work as a New York City lobby and hallway designer, I have learned many tips and tricks for how to make a lobby look more luxurious. Read on as I share a few of my go to techniques!

Don’t Skimp on Greenery
Enhance your building’s lobby with orchids or lush fresh floral arrangements that will not only look stunning but will also help spread a welcoming fragrance throughout the space. There is nothing luxurious about dying blooms, though, so make sure that your florals are replenished regularly so that they do not lose their shine. You can set up a regular delivery in order to avoid any mishaps!

Pick the Right Rug
Not all area rugs are created equal. If you’re seeking to make a lobby look more luxurious, a hand tufted, plush rug certainly sends the right message. Over the years, as a piece gets worn, it may need to be replaced for a newer version. The lobby will of course experience a substantial amount of foot traffic, which can result in small stains, spills, and general wear and tear to any rug.

Opt for Dramatic Lighting
Don’t underestimate the power of lighting. I always suggest opting for a variety of lighting in the lobby, from overhead recessed LED lighting in a “residential” color temperature, high end table lamps, and high quality chandeliers that make a statement. Your overall lighting plan should highlight different areas, artwork, and finishes within the lobby. Top quality lighting and chic fixtures are essential for making a lobby look more luxurious; no one wants to step inside a poorly lit or dated looking space.
Utilize the Best Materials
Anything that is visible should be the best quality possible to make your lobby look more luxurious. While there is not a lot of hardware used in the lobby, there will be some—think door handles for the stairwell and package closet, for example. These fixtures should be lever style and in a finish that exudes luxury, such as burnished brass or chrome. Note that unlacquered brass that will patina over time and it is best to be avoided. I like to say that the hardware is the “earrings and cufflinks” of the building—and we don’t want to be greeted with cheap jewelry, go for the luxurious option!
When combined, all of these small efforts will be majorly effective in making a lobby look more luxurious. Get ready for the compliments to roll in from residents and visitors alike!

Compete With New Construction - Brand Your Building Now!

When I founded my interior design firm over 35 years ago, I couldn’t have imagined the quantity and scale of new residential development in New York City today. Fueled by a population boom that was never expected to end (the city gained 629,000 new residents between 2010 and 2019), real estate developers and speculators went on a construction spree that has completely altered the iconic skyline and increased the number of available condo units by more than 7,727 in Manhattan alone.
Even before Covid put the brakes on this growth, nearly half of all new condos were still unsold. So, developers are pulling out all the stops to attract the dwindling amount of qualified buyers, and they start with branding their buildings. The use names and logos designed to entice buyers with the promise of a unique urban lifestyle. Examples are the super cool Lantern House in Chelsea and the soaring VuNewYork in Kips Bay.
Every new development has its own website, too. The website lures buyers by helping them visualize what it is like to live there without having to be inside the building. Right now, if you go to online real estate sites such as StreetEasy and Zillow and click on a listing in a new building, you’ll find a link to the building’s website. Developers know that 97% of home buyers start their search online and are taking full advantage of that.
And this is leaving the older, established condos and coops in the city at a severe disadvantage. 90% of them don’t have a brand or a website.
This brings me to the point of this article…

It was during a meeting a few months ago with my marketing and website team, that something hit me over the head like a ton of bricks.

I decided to find out for myself what a buyer finds out about a building when they’re looking for a condo or coop on StreetEasy, the most popular site in New York. So, I jumped on and clicked on a listing that was in a new structure on the same block as a project we recently completed. In the listing was a link that took me to the building’s website and I was floored (no pun intended).
The website was gorgeous. Everything made this building irresistible. The name, the logo, exterior and interior photos, the virtual tour, and the copy that supported made me want to sell our place and move there!
Then I clicked on a listing for the building nearby; the one we worked on. The apartment photos were beautiful, but that’s no surprise. The first thing a broker must do to list a unit is get it professionally photographed. But, information about the building? Nothing except exterior shot (that looked like a cellphone photo) and a Google map.
I thought about all the planning, the meetings, the construction, and the investment our clients made to update this building and it made me sick that a bad photo and a Google map was all that they saw.

What Covid Taught Me About My Interior Design Business
Since the day I hung out my shingle over thirty years ago, any notion that design meetings and presentations could be conducted other than in-person would have sounded ridiculous. But, Covid taught me something about my interior design business that I never saw coming: design meetings can be conducted virtually!

I Had To Re-Think How We Do Things Around Here
I always believed that face-to-face design meetings were the only way to build the atmosphere of trust so critical to the success of our projects. Our clients are primarily condo and coop boards and committees that hire us to renovate and redecorate their lobbies and hallways. It’s a complex process involving many different players and crucial decisions.
When the lock-down hit, I was, understandably, in a bit of a panic. How would my firm be able to meet with our clients who were already under contract? And, how on earth could we present to prospective clients if we could not be in the same room with them? (Surprisingly, we were still receiving inquiries during lock-down.)

Here Comes Zoom
I needed to figure out a way to conduct design meetings virtually. My staff had been using Zoom for supplier and vendor meetings for several years. But, we had zero experience using it with clients who need to see colors, touch materials, and view renderings. We were determined to figure out a way to make it work.
Today, virtual design meetings are a vital tool in working with our clients – and they love it. Gone is the stress of getting a board or committee together on the same day at the same time in the same room. My staff loves it, too. No more stress trying to get to a meeting when you’re stuck in traffic or on a delayed train.
And, here’s a big silver lining: Zoom allows my firm to accept projects outside the NYC region for the first time, and that has always been my dream!

Our website, Sygrove.com, is well-planned, well-written, carefully curated, and easily found on Google. When someone searches for a condo or coop lobby and hallway interior designer, we come up. Consequently, we receive inquiries from out-of-state condo communities all the time. They can see from our website that we have the expertise they’re looking for, and the fact that we’re based in NYC, we’re good at managing boards and contractors. I have almost always had to turn down those projects because, as the lead designer for the firm, I simply can’t be in two places at one time.
But thanks to Zoom, we now work with clients around the country. Now that it’s safe to travel, I can visit properties, meet the players in person, carefully vet a boots-on-the-ground team, and bid contractors. Then I come back to New York, and my team and I can run everything from our NYC office.

What Covid Taught Me About My Interior Design Business
I pray we never again have to experience the trauma of another pandemic. However, Covid taught me how to make my interior design business more resilient. Our carefully thought-out virtual design meeting process turns out to be wonderful for our clients, incredible for my staff and is giving us the ability to reach my dream of accepting projects around the United States.

Hallway & Lobby Interior Design After Covid

Finally, the worst seems to be behind us. Our clients, coops and condos, are getting geared up to make the improvements they put on hold for the past year. While the pandemic will be a memory at some point (I hope), there’s no question that lobby and hallway interior design has been changed forever.
Beautiful aesthetics, plenty of storage, and long-lasting materials will always be at front of mind for our clients. Hallway and lobby interior design after Covid must fulfill even more needs – it must be safe, sustainable, and sanitary.
1. Hallway & Lobby Interior Design After Covid - Safe
Sadly, New York City is has experienced an increase in crime. There are more break-ins, muggings, and robberies being reported than in previous years. Our clients want solutions that will make their staff and residents safer.
One of the best ways to make your building safer is to make your more visible. If you have a doorman make sure he’s posted close to the door. It makes your building less desirable to criminals than buildings where the staff can’t be seen from the street or foyer. Even in past years, we try to position every doorman desk as close to the main entrance as possible so staff can stay at their post the majority of the time.

We also recommend you position your package room or storage closets close to the doorman desk. This way he won’t have to leave his post to retrieve or accept deliveries. And, storage spaces that are well organized cut down on time spent away from the desk.
Security cameras are more important than ever. We are being asked to add or update security cameras as part of lobby and hallway renovation projects. Critical areas are doorways, elevator cabs, and laundry rooms. You also want your doorman’s desk to be large enough to accommodate screens so he can keep an eye on what’s in the building without having to turn around. Our custom-designed doorman desks are very popular with our clients.
Many buildings are also adding more alarms and electronic entry doors (that can be locked down at the doorman desk in case of emergency). One board we’re working with is considering a panic button that connects to their security company built right into their doorman desk.
2. Hallway & Lobby Interior Design After Covid - Sustainable
There was a movement toward environmental consciousness in lobby and hallway interior design even before the pandemic. But now, we’re our clients are asking for renewable and sustainable technologies and easy to maintain materials right up front even before we recommend them.
In terms of wall coverings, today there is a wide selection manufactured from sustainable and often recycled materials. For paints and stains, we can easily find products that have either low VOCs or no VOCs (volatile organic compounds). These products improve air quality by reducing the concentration of contaminants. In turn, that reduces the possibility of allergic reactions from toxins in the air. And, the products are safe for children and pets.

There are a lot of recycled and post-consumer materials gaining popularity in flooring. Lighting is evolving fast, too. Today, there are LED bulbs that cast a warm, soft, inviting illumination reminiscent of incandescent bulbs.
3. Hallway & Lobby Interior Design After Covid - Sanitary
Finally, our clients are really worried about germs and viruses lurking in the common areas of their buildings. I believe this will be one of the lasting impacts of Covid in my field.
The ability to keep everything clean and disinfected is super important. We look for materials that are elegant and rich-looking but can be cleaned with soap and water. There are a dizzying array of textures, patterns and colors in vinyl upholstery today. They look like leather but clean-up easily with just soap and water.

Microfiber, Crypton, and fabric treated with stain-resistant finishes such as Nanotex and Fiberseal are fantastic options for lobbies, too.
Conclusion
I’m happily optimistic about the future as we move toward the light at the end of the pandemic tunnel. My firm is well-equipped and prepared to create the sumptuous spaces that our clients expect from us. We’re Renovating A Lot Of Lobbies - Why Now?

It may be counterintuitive, but my firm has seen a large increase in lobby renovation proposal requests during the pandemic.
Why now?
Well, if you’re a New Yorker you’ve probably been stuck at home for months in your apartment, coop, or condo. You’re working at home. Or you just hardly ever leave your unit.
Consequently, you’re no longer rushing in and out of your building with barely a passing glance at the lobby. You’re noticing it more. And, you may be seeing it with more critical eyes.
Ugh…those ugly plastic bottles of hand sanitizer are everywhere.
The entryway, elevator foyer and seating area seem more cramped than ever before. It’s impossible to social distance.
And that enormous pile of Amazon boxes is growing larger every day.
To add to the misery, so many families have fled New York for the “safer” environs of the Hamptons, Jersey Shore and suburbs, you now have to worry about the future value of one of your largest investments – your home.

In normal times, our clients’ are mostly concerned with aesthetics. But today they have more on their minds.
First, your lobby must be a safe space. Safeguards need to be in place that protect residents, staff, and guest from germs and viruses.
And second, storage. Our clients ask us to create more storage even during normal times because very few coops and condo lobbies have enough. Today, due to the huge increase in online shopping more storage is critical.

While no one could have anticipated the massive increase in package deliveries as a result of pandemic online shopping, most coop or condo lobbies lack enough storage even for a normal holiday season. We are adept at finding places to carve out large, functional storage rooms in unused or under-used areas. Sometimes they are so well-integrated into the interior design that they’re practically invisible.
While the challenges of living with pandemic live on and a depressed real estate market is looming on the horizon, savvy coop and condo boards and management companies have experienced downturns before. New York City always bounces back.

Suddenly, we both realized…
We are so tired of talking about, thinking about, stressing about, and reading about COVID, that neither one of us felt like working on another blog about it.
Instead of writing yet another post about how the pandemic makes everything harder and more complicated in my work, I told my marketing director that I’d love to muse about how current events will impact interior design trends in the future.
And, that’s when I had an epiphany…
Lobby Interior Design Will Be More Zen Starting Now
While, we don’t know how long the pandemic will last, we do know everyone is spending more time at home than ever before. We also acknowledge that coming home to a tranquil, serene refuge from the storm can lower your blood pressure and calm your spirit.
As a lobby interior designer, I have always strived to achieve zero visual clutter. I’m find myself more and more drawn to Zen Design concepts – for building lobbies and hallways and for my own home.
Is Zen Design A Thing?
Zen Design is not a formal school of design. It is a philosophy of design that embraces visual balance and minimal clutter with the goal of creating the most relaxing, balanced, soothing, and contemplative spaces.
All unnecessary obstacles are removed in Zen Design. While it’s not always possible to tear down walls (especially when we work in older buildings), we can create visually balanced and appealing lobbies and hallways that can envelope residents and their guests in calm and tranquility the moment they walk in.

Zen, as a philosophy, is a path to enlightenment and natural light plays an important role. Most city buildings are built on top of each other and depend upon artificial light for illumination so brining in natural light is usually impossible. But by selecting the right fixtures, we can produce a soothing ambiance that feels like natural light.
In terms of colors and textures, natural is the keyword in Zen Design. Matte white and soft neutrals for walls, white reflective paint for ceilings, and furniture in unvarnished wood covered by unbleached fabrics in natural hues. These elements provide calming symmetry and unfettered flow, the hallmarks of Zen Design.
The field of lobby interior design today requires more types of skills than in the past mostly due to the enormous number of packages and deliveries from local businesses and online shopping. Lobbies need large package rooms, additional closet space, and generous-sized refrigerators.
I like to say, “Storage is something that should not be seen or heard.” So, at every opportunity, we hide or camouflage anything that even looks like a closet door. Wood wall paneling and with secret doors that conceal dry-cleaning closets, package rooms, and storage rooms are already a hallmark of our lobby interior design work. Zen design fits right into our creative sensibilities.

In addition, the old doorman podiums of the past don’t cut it anymore. Doormen need space for technology and storage. In fact, we are custom-designing innovative doorman stations that include removable plexiglass screens and tons of storage for sanitation supplies. (Doormen love us!)
To reduce noise to create a more Zen atmosphere upholstered furniture and area rugs with padding fit the bill. We are thrilled about the huge selection of natural-looking fabrics and materials that are long-wearing and stain-proof on the market today.

Speaking of furniture, in Zen Design furniture is minimal yet inviting and strategically placed for social distancing. Lobby furniture should be positioned so guests and residents will enjoy the view of a landscaped outdoor space or unique and soothing artwork while waiting.

Finally, it’s not Zen without plants. We choose for simple lines such as a single-stemmed orchid to add color and a sense of simplicity. Lush or fussy plants don’t work here – we prefer the minimal look.

Someday, life will be something close to normal, but the pandemic’s impact will be felt by all of us for many years. But, I’m excited about infusing Zen Design philosophies into my lobby and hallway design work. Meet Monty!

Many of you may remember my beloved, dearly-departed design dog, Hershey, who graced our design studio with her beauty and cheerful disposition until she passed away five years ago.
Dear, sweet Hershey made every day special so that only an adoring, unconditionally loving dog will do. She was a distraction from stress and tension. She brought levity when she “attended” our vendor and design meetings. She faced sales reps – nose-to-nose – while lying on the conference table.
Now, those were presentations!
Since Hershey passed away, I spent a lot of time at the equine rescue center, Equine Advocates, in Chatham, NY. I’ve grown to love, appreciate, and respect the gorgeous creatures who resde there. They are special and magical. And, I was recently honored with a request to join their board of directors, which I did.
Every weekend I visit the lovely horses, donkeys, and mules at Equine Advocates. Each one has its own personality, and eagerly interacts with me (I always bring a big bunch of carrots and a big dose of love). But, sadly, I cannot take them home with me.
After the loss of Hershey, It took a long time for me and my husband, Dennis, to be ready to think about getting another dog. We knew a dog was in our future, and we made a list of our wants requirements.
Here’s what we envisioned:
- He wanted a big dog. I wanted a medium-sized dog. We agreed to compromise here.
- He wanted a male dog. I wanted a female. Compromise here, too.
- He wanted a hypoallergenic dog. That was completely OK with me.
- We both wanted a mature dog (no puppies please!) In agreement here.
- I only wanted a rescue, and that was totally alright with Dennis.
So, we started looking at breeds that might fit our criteria. We scoured every rescue opportunity, but because people have been cooped up due to the COVID-19 pandemic, there was a spike in adoptions. There wasn’t a dog left in the pound – forget about our priorities!
Frustration began to set in. This wasn’t fair! We needed a new dog in our lives, but no dogs needed us – crazy!

All of a sudden, we received a Facetime call from my daughter, Avery, who lives in Charleston, SC. But it wasn’t Avery who appeared on the screen. Instead, the screen was entirely filled with the gorgeous mug of an enormous Greater Swiss Mountain Dog!
She said, “Mom, you have to rescue this dog, or something bad is going to happen to him!”
She told us the poor guy was only five-years-old and had already been bounced around from one home to another, and he was now officially homeless. Avery’s friend had brought him over hoping she would adopt him because she said he was the perfect second dog. With a 2-year old, a German Shepherd, three cats, a busy life, including a thriving business, Avery and her husband are definitely not ready for a second dog. Regardless of how perfect he is!
Dennis and I looked at each other, looked back at the screen, and said, “Of course, we’ll take him!”

Enter Monty!
After three days of waiting and 16 hours in the back of a car, he arrived at our home in all his glory. He is lovable, affectionate, and so eager to please. We absolutely adore him!
Monty’s breed, sometimes called “Swissies”, was developed to be able to pull 2,500 pounds and more. At 139 pounds, Monty could easily knock you over without even realizing it. Thankfully, we’ve hired a dog trainer who is giving him (and me) some structure. He’s already “getting it” and now walks like a perfect gentleman on the leash.
We are still social distancing in the country, but we know we have to get Monty ready for the big city with the dogs, the noise, and the traffic. Our trainer has a plan for re-entry, and we are confident our new dog will be able to handle anything that comes his way.
Before Monty arrived, sometimes my life felt robotic – “I gotta get everything done, I gotta do this next, I gotta check everything off the list,” and so forth.
But Monty has reminded me that I am alive and I have much more purpose than just checking off boxes. He has changed my life. I feel calmer with him around. I sense his unconditional love. I experience joy, just looking at him. I can’t stop hugging and kissing the big guy.
Monty gives me purpose to be a kinder, gentler person to those who need me and those in need. I feel more compassionate about life.
Monty got me out of my own head and is making me feel like a better person. He reminds me to respect all living things and to cherish life.
Thank you for allowing me to share this little slice of joy with you. When things get back to “normal,” visit the studio and meet this magnificent creature yourself. Be ready to fall in love!
