Our solution combined practical improvements with elegant design elements. We replaced dated flooring with porcelain tile that provides the rich appearance of natural stone while offering superior durability and lower maintenance costs—a considerable advantage for the building’s operating budget. The same porcelain tile used as wainscoting now adds architectural character while protecting walls from daily wear, and a custom mural transforms the space into something truly unique to the building.

Beyond aesthetics, we addressed functional concerns by installing new mailboxes and designing efficient package storage below—a critical need that the original architecture never anticipated. The board reported that resident satisfaction increased dramatically, with several owners mentioning that the new lobby had positively impacted their perception of the entire building.

The board at this property approached us with concerns about their outdated lobby corridor, which failed to reflect the quality of the residences above. Additionally, the increasing volume of package deliveries had created logistical challenges for staff and residents alike.

Our redesign reimagined the space by creating distinct zones along the corridor. We upgraded the doorman station with elegant porcelain cladding and created custom wood-paneled package closets that blend seamlessly with the overall design while providing essential functionality.

A strategic decorative mirror and architectural metalwork wall transformed what had been merely a passage into a proper residential lobby with a defined lounge area. This metalwork element serves multiple purposes: it adds visual interest, creates a separate zone in the long corridor, and discreetly screens the building’s new ADA-compliant mail room. At the elevator, we designed a proper waiting area with thoughtful lighting and porcelain panels that elevate the space from utilitarian to refined.

The property manager later shared that the renovation had significantly reduced package management issues while creating a space that residents now proudly show to visitors.

When this Greenwich Village condominium was constructed in 2018, the architect designed the corridor lobby as a gallery space featuring ceramic art installations. By the time the board approached us for a renovation, the original art pieces had been removed, but residents still love the idea of a “gallery” of interesting artwork.
The Board formed a small committee whose task it was to find local artists whose work would be perfect for the new “gallery” wall, while we provided guidance on sizes, shapes, and colors. The committee did a remarkable job!

We brought in a lighting designer who made sure the artwork was properly lit and harmonized the overall illumination of the space. And, By repurposing the original baton lighting fixtures, we were able to maintain a connection to the building’s original design while updating everything around them—a decision that both respected the building’s history and provided considerable cost savings.

This non-doorman property, comprising two six-story structures connected by a long interior hallway, approached us with ambitious goals. The board recognized that their outdated lobby corridor was affecting property values and sought a comprehensive repositioning of the building’s public spaces.

We proposed a complete “rebranding” of the building that would honor its Art Deco heritage while bringing it firmly into the present. The clean black and white color scheme we developed provides a sophisticated foundation, while strategic pops of color in the seating and artwork create visual interest and energy.

Beyond aesthetics, we addressed significant functional deficiencies by creating a proper mail room, designing integrated package storage, and reconfiguring seating areas to support the way residents actually use the space. The board later shared that several units sold above asking price in the months following the renovation, with real estate agents specifically highlighting the impressive lobby in their listings.
