After more than three decades designing lobbies and hallways for some of New York’s most prominent co-op and condo buildings, I’ve learned one truth that surprises many Boards: good design isn’t expensive — it’s cost-effective.
When you invest thoughtfully in design from the very beginning, you’re not just creating a beautiful space — you’re protecting your building’s investment for years to come. Poor design decisions, or worse, cutting corners, almost always lead to costly repairs, premature re-does and wasted time. Let’s take a closer look at why investing in high-quality design now will save your building money later.

1. Design That Prevents Problems
There’s a reason I often refer to design as “preventive maintenance in disguise.” Smart design understands heavy use, regular cleaning, and daily wear and tear — kids, pets and residents/guests of all ages – so you don’t pay for it later.

In high-traffic buildings, the lobby and hallways are constantly in motion. When we specify commercial-grade flooring, durable wall finishes, and protective millwork details, those materials stand up to decades of use without constant patching or repainting.
Over the years, I’ve seen buildings spend double redoing work because they took the cheaper route without solutions that withstand the test of time.

Selecting the right materials — washable wall surfaces, large-format tiles, integrated lighting — makes cleaning faster and less labor-intensive. That means lower maintenance costs because you require fewer outside companies to come in to do speciality treatments over time.

When we plan lighting carefully — combining LED fixtures, ambient and accent lighting, and even daylight integration — buildings see meaningful reductions in energy use. We closely with licensed lighting consultants to make we get it just right in both the decorative fixtures we select or design as well as the recessed lighting specified.

4. Design That Avoids Costly “Do Overs"
“Do overs” kill budgets. There are 2 scenarios that come to mind – doing it yourself or selecting the wrong designer. Sadly, both can force costly “do overs”.
When Boards skip professional design planning and attempt to “figure it out on their own,” – it can result in expensive mistakes. A qualified designer who has reams of residential lobby and hallway design experience means you will get to the right design for your building – once! If a designer is invited to look at your project – they can either work within your pre-agreed budget or …. if you don’t have one – they can start by preparing a preliminary budget estimate for your consideration based on their experience. Collectively, you can work from there.
Having Board or Committee members price out such things as painting, carpet and furniture on their own will inevitably give you a false sense of total project cost. There is a lot more to it. For a seamless project, we recommend a general contractor be engaged. They will be responsible for giving you a firm price for your scope of work, scheduling all of the various trades, providing insurance and jobsite protection during construction – things often overlooked by “doing it yourself”.
Another source of “do overs” is selecting the wrong designer. Though certainly not the intention, it can happen. Ideally, this can be recognized early on in the design process. It can be attributed to design solutions that obviously just won’t work – difficult for staff to maintain, too fragile to make it to the next renovation in excess of 10+ years or…the design isn’t what the Board has in mind. Making a change to the right designer will be a financial loss but ultimately a gain if the right designer is engaged.
