Modern co-op lobby with custom wood reception desk, soft neutral tones, and geometric lighting design by Sygrove Associates Design Group

When you walk through your building’s lobby every day, it’s easy to stop noticing the details. But your visitors and prospective buyers notice them immediately — the colors, the lighting, the furniture, and even how technology and packages have quickly taken over.

These subtle cues often reveal that a lobby’s design has fallen behind the times. In my over 30 years of experience I’ve helped co-op and condo boards recognize when their lobbies are ready for a refresh — and how to update them in ways that feel both timeless and true to the building’s character. And…increasing the value of apartments too!

Here are a few of the clearest signs your lobby may be sending the wrong message — and what you can do about it.

1. The Colors Feels Tired
Color is usually what strikes us first. Those once-popular greens, reds, and primary tones that felt “rich” decades ago now make spaces feel dark and dated.

Today’s timeless palette: soft whites, taupes, warm grays, and layered neutrals. These shades create light, serenity, and sophistication — and when chosen carefully, they’re beautiful on everything from walls to upholstery.

2. The Front Desk Hasn’t Kept Up with Technology
Over time, front desks often become “catch-alls” for new equipment — computer monitors, scanners, wires, and cables that were never accounted for in the original design.

If you see screens sticking up above the counter or cords running everywhere, it’s a clear sign the desk is out of sync with today’s needs. A well-designed desk conceals wiring, integrates technology, and harmonizes with the rest of your lobby instead of competing with it.

3. Packages Have Taken Over
Packages stacked on benches, consoles, or even the floor are not a reflection of poor management — they’re a sign the space wasn’t designed for the realities of modern living.

The solution might be as simple as expanding your package room or installing custom cabinetry that hides deliveries in plain sight. It keeps the lobby looking calm, clean, and organized.

4. Your Flooring Tells the Decade
Twelve-inch marble tiles and granite slabs were the hallmark of 1980s and 1990s design. Beautiful in their time, they now date a space instantly — and often show chips, cracks, or heavy wear.

Modern lobbies favor large-format porcelain tile that mimics natural stone but is far more durable and low-maintenance. The result is a seamless, elegant look that elevates the entire space.

5. Lighting That Falls Flat
Lighting is one of the most underestimated elements of lobby design. Simply replacing bulbs with LEDs won’t deliver the warmth, balance, or efficiency that new fixtures can achieve.

Because lighting technology evolves so quickly, I always collaborate with a licensed lighting consultant to ensure every design maximizes comfort, compliance, and energy savings. The right lighting can completely transform how a lobby feels — and how people feel in it.

6. Furniture and Furnishings Past Their Prime
Sometimes it’s the furniture that gives the lobby away:

  • Cushions that stay flat after you stand up
  • Frayed or stained fabrics
  • Lampshades that have yellowed or cracked
  • Artwork that feels “stuck in time”
  • Fresh, well-tailored furniture in durable performance fabrics can modernize a space instantly — while keeping it practical for everyday use.

7. A Lobby Update Is an Investment in Property Value
An outdated lobby doesn’t just affect aesthetics — it affects perception and property value. Buyers and appraisers often equate a building’s lobby with its level of upkeep and quality of management.
A thoughtfully updated lobby:

  • Increases buyer appeal and helps apartments sell faster
  • Strengthens resale value across the building
  • Reduces maintenance costs through durable materials and energy-efficient lighting
  • Enhances resident satisfaction — and pride of ownership

In today’s competitive market, a lobby refresh is one of the most cost-effective ways to protect and enhance your property’s long-term value.

If any of these signs sound familiar, your lobby may be quietly “begging” for attention. A beautifully designed lobby does more than make a strong first impression — it sets the tone for your entire building, strengthens property value, and creates a daily sense of welcome and pride.

At Sygrove Associates Design Group, we specialize exclusively in lobby and public space design for co-ops, condos, and hotels. Every project begins with listening — to the board, the residents, and the architecture — so the final design feels cohesive, timeless, and distinctly yours.
