I’ve learned a lot during my three decades of NYC residential lobby renovations. At the top of my list is this: the most dramatic transformations happen when you respect a building’s history while solving today’s problems.
Three of our recent lobby renovations showcase exactly that – intelligent design decisions that honor each building’s character while at the same time, deliver modern functionality.
Let me walk you through what made each transformation so successful:
NYC Residential Lobby Renovation #1 - Upper East Side Co-Op
From deteriorating to honoring an era…
This 1920s cooperative lobby was suffering from more than just aesthetic fatigue. The sagging tile floor had developed a pronounced “belly,” the lighting was inadequate, and residents lacked essential amenities like proper mail and package storage.
The Challenge: Transform a deteriorating lobby while honoring the building’s Art Deco heritage and adding crucial functionality.
Our Solution: We created what we call “Fresh Art Deco” which is a design approach that respects the period without trying to recreate it. The existing floor required complete leveling before we installed a meticulously planned pattern cut from large-format porcelain tiles. Every detail was carefully positioned to complement the surrounding walls, staircase, and structural column.
The lighting transformation involved collaboration with an architectural lighting designer to create ceiling beams that dramatically enhanced both function and ambiance. But the real game-changer? We carved out space for a proper USPS mail room and secure package storage that provide amenities that never existed before.
The central structural column, rather than being a hindrance, became a stunning focal point with a custom Art Deco-inspired banquette. The lackluster staircase was redesigned into something Fred and Ginger would have been proud to dance down, while the dated fireplaces received full-height marble slabs arranged in geometric patterns for maximum visual impact.

The Result: A lobby that feels both historically authentic and completely contemporary—exactly what discerning co-op residents expect.
NYC Residential Lobby Renovation #2 - Morningside Heights Co-Op
From forgotten to fabulous…
This 1925 building possesses incredible classic checkerboard terrazzo floors, decorative plaster details, and Botticino walls – all true pre-war treasures. The challenge was restoring these elements while modernizing functionality.
The Challenge: Years of water damage and inappropriate repairs had compromised the decorative plaster, while the building desperately needed modern amenities like package storage.
Our Solution: We approached this as a restoration project first, having the terrazzo floors and walls repaired, honed, and polished to their original glistening appearance. The extensive plaster repair required creating molds of existing details to replicate damaged sections. It’s a process that restored areas that had been void of detail for decades.
In some areas, we designed new plaster molding inspired by existing elements to house LED accent lighting and accommodate a new air curtain at the entry doors. The package storage solution was strategically positioned for easy access by door staff, maintaining continuous lobby presence for security.
We completely repositioned and updated the doorman desk, precisely integrating existing equipment for maximum efficiency. The new location adjacent to the electronic sliding wrought iron doors allows staff to assist residents and visitors seamlessly.

The Result: A lobby that celebrates its pre-war heritage while functioning flawlessly for modern living.
NYC Residential Lobby Renovation #3 - Greenwich Village Condo Lobby
From bland to curated…
Sometimes even recently constructed buildings need dramatic intervention. This 2018 condo, designed by a prominent architect, faced significant resident dissatisfaction with key design elements.
The Challenge: The dark fissured slate floors were not only rough and uneven but created a depressing atmosphere. The handmade ceramic wall “art” was universally disliked, and package storage was inconveniently located.
Our Solution: The House Committee gave us clear direction: create a space that pays homage to Greenwich Village’s artistic cionsharacter while serving as a backdrop for rotating local artwork. We completely lightened the space, starting with the flooring transformation that immediately created a “breath of fresh air” feeling.
The lighting design required professional collaboration to achieve very specific illumination that would enhance the new artwork while creating an inviting path to the elevators. We retained the existing “baton” style pendant lighting, which was both artful and functional, while adding strategic accent lighting.
The package storage was relocated within easy reach of door staff, eliminating the need to enter a walk-in closet for distribution. We designed a custom area rug for the new seating area and selected club chair fabric that coordinated with the striking large-scale lobby artwork.

But the real showstopper became the gallery wall. The Board formed a small committee whose task was to find local artists whose work would be perfect for the new “gallery” wall, while we provided guidance on sizes, shapes, and colors. The committee did a remarkable job! The carefully curated collection of local artwork transformed what was once a problematic wall into a dynamic focal point that celebrates Greenwich Village’s artistic heritage.

The Result: A space that now reflects the residents’ vision: bright, artistic, and welcoming while significantly improving daily functionality.
